Work will soon be underway to deliver more than 130 homes across two new sites in Cheshire and North Wales, Anwyl Homes has confirmed. The homebuilder has acquired an eight-acre site near Crewe, where work to create a new 84-home development is due to start this month. Meanwhile in North Wales, Anwyl has bought four-acres of land for 49 homes in Llandudno. Located off Newcastle Road, Shavington, the Cheshire site has planning permission for 59 private sale homes and 25 new affordable homes alongside public open space and a new play area. The development will be named Queen’s Meadow in honour of the late Queen Elizabeth II and the street names will be named after Her Majesty’s favourite horses, as the site had previously been used as an equestrian paddock. Queen’s Meadow is the third and final phase of the Shavington Triangle project that is bringing much needed new homes to the area in a sustainable location, designated for housing under the local plan. As part of a hybrid planning consent, Anwyl also gained outline planning permission for a 700 square metre retail unit to the north west of the site with parking area. In Llandudno, the Nant-y-Gamar Road site has planning consent for 49 properties, including 17 affordable homes. Many of the homes will enjoy views out towards the sea and Little Orme. Construction work is due to begin in Llandudno in late spring. The private sale homes will be marketed as Parc Bodafon when they are released for sale later this year. It is estimated both projects combined will support around 400 local jobs*. Phil Dolan, managing director for Anwyl Homes Cheshire and North Wales. said:
“Housebuilding and the property industries have an important role to play in the economy providing jobs, investment in the community and addressing the housing shortage by increasing the opportunities for people to buy houses. We’re committed to buying sustainable sites in sought-after locations across North Wales and the North West of England to provide much needed new homes. “These two new sites make great additions to our excellent portfolio of developments in the region and each provide a wide-range of homes to suit everyone from first time buyers to large families.”
The Cheshire and North Wales acquisitions follow a run of site purchases by Anwyl in Lancashire and Greater Manchester at the end of last year. Land was acquired in Eccleston, Heywood and Carrington, with the latter two locations representing a first foray into Greater Manchester for the home builder. Work has already begun at Whittle Brook Park, the new name given to the 120-home Heywood development. It is expected off-plan sales will launch this spring. Meanwhile, construction work is due to start on 34 homes at Parr Meadows in Eccleston, near Chorley, in spring, with the first homes set to go on sale in the autumn. Anwyl also has plans for up to 160 homes at The Meadow development, part of the wider Carrington Village site in Trafford. Linked to the Cheshire and North Wales planning applications, Anwyl will make contributions to the local community around Shavington totalling nearly £600,000. These include £70,000 towards recreation and outdoors sports; over £225,000 towards educational provision; over £80,000 towards local NHS healthcare provision; £20,000 towards community facilities within Shavington-Cum-Gresty Parish Council and £20,000 towards community facilities within Wynbunbury Parish Council, and circa £170,000 via the Community Infrastructure Levy. The company’s community contributions for the Llandudno site total more than £64,000, including more than £23,000 towards open space provision; circa £13,600 towards education; nearly £10,000 towards local library provision and almost £1,000 towards allotments. Headquartered in Ewloe, Flintshire, with a regional office also in Chorley, Lancashire, Anwyl is a family run business and takes a thoughtful approach to creating its developments, focusing on building communities that include new homes, green spaces, play areas and more.
