# Why buying a new home near Manchester beats renting

Amid the rising cost of living, renters in Manchester are being offered vital help that could see them save money and move into a home of their own.
Recognising that saving while renting can be tricky, we’re offering to help with a deposit contribution on selected new homes at[Whittle Brook Park](https://www.anwylhomes.co.uk/our-developments/whittle-brook-park/). It could mean that when all household running costs are combined, owning a new three-bedroom home in Heywood compares favourably with renting in Manchester.
Area sales manager Imogen Suffell said: “New renters rights offer more security but essentially, you’re still paying someone else’s mortgage or building their pension pot, when what you really want is to invest in your future. [The average rent for a three-bedroom home in Manchester is around £1,400 a month, according to the Office for National Statistics](https://www.ons.gov.uk/visualisations/housingpriceslocal/E08000003/#rent_price). What people may not realise is that their monthly mortgage repayments are likely to be broadly similar to that in a new three-bedroom home, depending on the size of their deposit, mortgage term and interest rate.
“To help keep costs low, we’re offering a deposit contribution, which should help buyers’ money go further and give them access to better mortgage rates. Plus, our new homes are among the most efficient available. This means energy bills are likely to be £400 to £600 a year lower than in an older property. Because they’re so energy efficient, they can potentially be purchased using a ‘green mortgage’, which may offer better rates or cash back and, because your bills are lower, you may be able to borrow more. We can put buyers in touch with mortgage specialists to help them understand their options.”
Current prices at Whittle Brook Park start from £308,995 for a three-bedroom semi-detached Altham, available with a 5% deposit contribution.
The lounge is at the front of the property, with a combined kitchen and dining room at the rear, with French doors opening out onto the garden. There’s also a cloakroom on this level.
Upstairs, there are three bedrooms – two doubles and a single. The main bedroom benefits from an en-suite, meaning the family bathroom serves the other two.
“Owning beats renting as there’s more freedom to express your personality with your décor, without having to ask the landlord’s permission. Subject to build stage you’ll be able to make design choices before moving in” Imogen added.
Across Whittle Brook Park, we’re building a good choice of three, four and five-bedroom homes.
They’re all designed to be energy efficient, with features including [air source heat pumps](https://youtu.be/WD8tboHzVHs?si=Nlp7Mf5-q-fU5K7G) and solar panels, plus electric vehicle charging points.
Whittle Brook Park is part of the wider West Hopwood scheme, which will eventually feature employment space, a local centre, new primary school, extensive public open space and sports pitches.
The homes are in the catchment area for a choice of schools, plus there are restaurants nearby and plenty of shopping options including Times Retail Park, Heywood Market and the Trafford Centre all within easy reach. The hills, woodlands and moors of the Peak District are around a 40-minute drive for those who want to explore the great outdoors.
Manchester city centre is easily accessible via nearby Castleton train station or Bury tram stop, which offers a park and ride service.
The show homes at Whittle Brook Park are open 10am to 5.30pm Tuesday to Sunday and from noon to 5.30pm on Mondays.
