Boost for Deeside development thanks to the 'Aldi effect'

The addition of popular supermarket Aldi to the area is a boost for buyers at our neighbouring new homes development in Deeside.

We’re transforming part of the former RAF Sealand site into a brand new community with our Summers Bridge venture.

The wider development – known as The Airfields – will also feature a new Aldi after the retailer was granted planning consent at the end of last year for a 20,613 sq ft supermarket, a Greggs drive-through restaurant, and electric vehicle charging stations.

Graeme Gibb, sales director for Anwyl Homes Cheshire and North Wales, said: “It’s a real boost to us as a new homes developer that the wider Airfields site is also welcoming Aldi, which set to open towards the end of the summer.

“It’s well known in the property industry, and has become a bit of a phenomenon, that the addition of a new supermarket has a positive impact on the local housing market. The phrase “the Aldi effect” was coined in 2016 when research found that being close to the store boosts house prices, in a similar way to the “Waitrose effect”.

“Since then, further research has concluded that living near a supermarket encourages house price growth, with people appreciating the benefits of being able to do their weekly shop close to home. A new supermarket is a common sign of an “up and coming area”. We’ve seen it with our recent development in Llay, where a new Aldi was also built nearby, and now we’re seeing it in Deeside.”.

We’re building 183 new homes at Summers Bridge, which includes a recently launched collection of one-bedroom apartments and two-bedroom semi-detached homes, alongside three and four-bedroom designs.

Each property benefits from private parking and excellent access to both Chester, North Wales, Liverpool and Manchester via the A494, A55, M56 and M53.

One-bedroom Styal apartments are priced from £169,995, while two-bedroom semi-detached Carmarthen homes are priced from £209,995. Three-bedroom homes start from £234,995 while four-bedroom properties can be bought from £324,995, ensuring there are properties to suit a wide range of buyers.

All homes priced up to £300,000 are eligible for Help to Buy Wales. As part of the scheme the Welsh Government provides an equity loan for up to 20% of the purchase price, which is interest-free for five years. Those who purchase this way only need a 5% deposit, plus a mortgage from their lender of choice to cover the remaining 75%.

Two show homes and a sales office are open daily at Summers Bridge from 10am to 5.30pm.
