Anwyl Homes Lancashire is continuing its expansion into Greater Manchester with the acquisition of a 15-acre site at Carrington Village from Wain Estates as part of one of the UK’s largest regeneration schemes. The site is part of a strategic long-term plan for the redevelopment and regeneration of the former Shell Refinery site in Trafford, Greater Manchester. The Meadow, on Manchester Road, which has outline planning consent, was acquired by Anwyl Homes Lancashire following a competitive tender process which was jointly marketed by Colliers and JLL. The site forms part of the planned Carrington Village, a sustainable new community of homes built around a village hub with shops and other amenities. The wider New Carrington extends to circa 2,000 acres and is one of the UK’s largest regeneration schemes with a masterplan proposing to deliver 6,000 homes and new community facilities together with four million sq.ft of commercial accommodation. The redevelopment of the Carrington Estate is a landmark project and one that Anwyl was keen to be involved in. The vision for Carrington Village is of a vibrant new community providing homes, commercial premises and community facilities. We’re looking forward to playing our part to work alongside Wain Estates in the regeneration scheme by building new homes on The Meadow as part of the wider new neighbourhood. The Meadow benefits from a prominent location, within an area where demand is proven and there’s a continued short supply of new homes. The acquisition will assist with our targeted push to expand into the Manchester city region and deliver much-needed new build homes in the area. All parties worked hard to get this over the line for our respective year ends and credit must also be given to Shoosmiths and Wain Estates’ in-house legal team.
The Meadow is the second Greater Manchester site acquired by Anwyl Homes Lancashire as part of its expansion plans. It follows hot on the heels of the homebuilder securing land in Heywood, where the homebuilder is set to deliver 120 new homes.
Our plan for The Meadow is for a development of up to 160 dwellings which includes both private and affordable homes, in a choice of two, three and four-bedroom styles, John added. Subject to planning, we anticipate starting work on site in the summer. We would then expect to release the first new build homes at The Meadow later next year.
Along with new build homes, Anwyl’s proposals include public open space with play areas within a landscaped setting. Existing mature trees to the majority of boundaries will provide a green frontage and entrance to the site. To support the growth of the new community, Anwyl will deliver a package of investment including more than £235,000 for primary education facilities, plus contributions towards a travel plan coordinator and the community infrastructure levy. Celebrating its 5th anniversary year, Anwyl Homes Lancashire has live sites in Barton, Longridge, Catterall, Warton and Burscough, in Lancashire; and Bowring Park, Liverpool, in Merseyside, and Winnington, Cheshire; and is expanding into Greater Manchester.
