THE latest residential phase of the Yew Tree Farm development in Burscough will be undertaken by Anwyl Homes Lancashire. Anwyl’s Chorley-based business has acquired circa 20 acres of land on Liverpool Road South from Crompton Property Developments Ltd. This will be Anwyl’s first venture into West Lancashire. The company’s Lancashire operation already has established developments in Prescot, St Helens and Bowring Park, Liverpool; with homes just launched in Fulwood, and further schemes in Longridge and Barton, near Preston, due to launch. The land at Burscough benefits from outline planning permission and Anwyl has submitted a reserved matters application for 267 new homes. The wider Yew Tree Farm development will eventually compromise 580 homes, a care home, community centre and parkland along with plans for retail and industrial units including a soft play centre. The new neighbourhood also includes a potential school site.
John Grime, managing director of Anwyl Homes Lancashire, said: “Acquiring land at Yew Tree Farm is a major milestone for us. It’s a key strategic development site for West Lancashire and gives Anwyl the potential for more than five years of production in this one location. "Known as Priory Gardens, our development will provide a boost to the local housing supply. It will also add to Anwyl’s continued growth in this, our 90th anniversary year.”
Priory Gardens will feature a wide mix of one to four-bedroom properties, including apartments, bungalows, mews, semi-detached and detached houses. There will be 94 affordable homes, equivalent to 35% of the development.
“Burscough is a thriving community, it’s also close to Ormskirk and approximately halfway between Preston and Liverpool,” John added. “We’ve carefully considered the housing mix at Priory Gardens to meet local needs and there’s a good choice of properties planned, including three and four-bedroom detached private sale homes.”
Anwyl will provide an electric vehicle charging point for every home at Priory Gardens A number of landscaped swales, ponds/wetlands are being created as part of the development, which will also include a new park and landscaped public open space. Anwyl will fund a number of local highway and drainage improvements off site, plus the homebuilder has produced travel plans to encourage residents to adopt sustainable methods of transport. Subject to planning approval, Anwyl hopes to start work on site this summer with the first homes due to be released for sale later in the year.  It’s anticipated that the first properties will be ready to move into in early 2021 and that the Anwyl development will be complete by 2026.
