The new homes near Manchester helping to lower the cost of living

Amid the rising cost of living, buyers in search of extra space could find that moving to a new home just 30 minutes from Manchester saves them money.

Located less than a mile from the M62 and only a short drive from the local train station, new homes at Eagles Green in Warrington are an ideal option for those priced out of Manchester.

Data from the Office of National Statistics suggests the average price of a detached home in Manchester is £480,000. Whereas at Eagles Green, we have detached homes from £386,995.

While the price point doesn’t reflect the age or the condition of the property, or the number of bedrooms, research from the HBF suggests it could cost almost £174,000 to modernise a three-bedroom house in line with a new home.

Area sales manager Imogen Suffell explained: “People living in and around Manchester are increasingly being priced out of the city and its traditional commuter belt. Some are compromising and buying a house that requires renovation, but the cost of doing that is often massively underestimated. Others are opting to widen their search area; reflecting the interest we’ve seen at Eagles Green in Warrington, just 30 minutes from Manchester.

“We understand the pressures around cost of living and have introduced a range of measures to support buyers, including offering deposit contributions or covering the cost of Stamp Duty. With a new build home, you have the power to personalise from the start, without having to budget for dealing with someone else’s DIY disasters or design choices. Our new homes benefit from a high specification and a host of energy efficient features designed to help keep bills low. Plus, we have a small number of properties ready to move into before Christmas with a selection of upgrades worth up to £15,000.”

Current prices at Eagles Green start from £355,995 for a Woolston2+, a two-bedroom property with separate study.

A three-bedroom semi-detached Penketh, set out over three floors, is available from £364,995. We’re offering to cover the £3,249 Stamp Duty bill and £12,000 worth of upgrades, including flooring throughout, with the opportunity to move ready for the festive season.

A four-bedroom detached Grappenhall is available from £490,995, with the offer of Stamp Duty paid up to £14,649 and the chance to move before Christmas.

Homes at Eagles Green benefit from a high specification as standard, with upgrades included in selected properties such as flooring throughout and turfed rear garden, offering a turnkey solution for those moving out of renting.

They include heat pumps, EV chargers and optional PV solar panels, making them among the most energy efficient available.

Our Eagles Green development is part of the wider Omega scheme regenerating the former 600-acre RAF Burtonwood airbase. The wider new neighbourhood includes a two-form entry primary school, 35-acre country park and a commercial hub.

Warrington West train station is a short drive away, offering commuter links to Manchester city centre with journey times from 28 minutes.

Show homes at the development are open Tuesday to Sunday from 10am to 5.30pm and from noon to 5.30pm on Mondays. For more information about the development see www.anwyl.co.uk/eagles
