New Shavington homes are Anwyl's most energy efficient yet

New homes in Shavington go on sale, as figures from the House Builders Federation (HBF) show how much new homeowners can save on energy bills As the first of Anwyl’s new homes in Shavington go on sale, figures from the Home Builders Federation (HBF) show how much new homeowners could save on their energy bills. The 84 homes at Anwyl’s Queen’s Meadow development near Crewe are the first by the housebuilder to be built to its new specification in the Cheshire and North Wales region. They include several major updates to ensure they are among the most energy efficient new builds on the market. The HBF’s latest ‘ Watt a Save’ report states that the average new build homebuyer saves £135 a month on energy bills, amounting to more than £1,600 a year, compared with purchasers of equivalent older properties. This saving rises to over £180 per month for purchasers of houses, rather than flats or bungalows, totalling £2,200 a year.

All homes at Queen’s Meadow feature solar panels and electric vehicle charging points. They also boast wider cavities to external walls and improved air tightness, which provides increased levels of insulation and reduces heat loss, along with increased levels of ground floor and roof / loft insulation. In homes with solar panels, ‘A’ rated boilers provide hot water and central heating and are compatible with future plans to introduce 20% hydrogen into the gas supply. While in the Snowdon style properties, Anwyl is also utilising a waste water heat recovery unit. Energy efficient light fittings are included throughout, as are water efficient fixtures and fittings to help reduce water usage.

Graeme Gibb, sales director for Anwyl Homes Cheshire and North Wales, said:

“There is no doubt that energy efficiency has rocketed up homebuyers’ priority lists over the past year, as fuel bills have increased. “Our homes at Queen’s Meadows are the first we are building in our Cheshire and North Wales region to new standard for building regulations (Part L), which means even better energy efficiency.”
The HBF report, which also examines the performance of homes being built to the increasingly rigorous standards of the new Part L regulations. It estimates that new homes built to the updated Part L will produce 71% less carbon than the average older property.

Neil Jefferson, the HBF’s managing director, said:

“The action industry is taking to continually improve the energy and carbon efficiency of new homes is contributing significantly towards government’s net zero action plan and helping to ease the mounting pressures on household incomes across the country.”
The energy savings in a new home could help off-set mortgage rate increases, which are being felt by both existing homeowners and those looking to step onto the property ladder.

“With rising rents, buying a home is still a good investment for first time buyers, even with mortgage increases factored in. We could also help downsizers save money, as our properties offer huge potential savings compared to older properties. Located off Newcastle Road, Shavington, Queen’s Meadow will feature a range of 59 two, three and four-bedroom homes, including bungalows, for private sale; 25 affordable homes to meet local need; plus areas of green space and a new play area for residents to enjoy. Queen’s Meadow is part of the wider Shavington Triangle project and represents its final phase. Work began on the development in February. The first homes are expected to be completed in spring 2024, when show homes are also due to open.
