Positive mortgage news entices Chester home buyers

A more buoyant mortgage market with increased availability and lower rates, coupled with the chance to save on energy bills, are adding to the appeal of our new homes in Chester.

We’re building 142 new homes at Deva Green off Clifton Drive.

The mix of properties available, the offer of ease of living and energy efficiency, makes them an attractive prospect, according to mortgage advisor Scott Howitt, from Chartwells Mortgages.

Scott advised that the improving mortgage market has encouraged more people to enquire about the homes, including first-time buyers.

Sales director Scott, who is on hand to offer advice to our buyers, said: “The inflation rate recently reduced to 3.2%, with the Government and the Bank of England confident that the target of 2% will be met over the course of the next few months, which is encouraging for people thinking of buying a home.

“The mortgage market is becoming more buoyant – we’ve seen an uplift in applications and qualifications too. The number of mortgage products is at an all-time high, which is great news if you are in the market to purchase a home. There are lots of different schemes available with low deposits and high loan to values, with fixed-rate mortgages remaining as the most popular products available.

“In terms of new build homes, we’re seeing a fair number of first-time buyers returning to market. From a lending point of view, there is plenty of scope now. Most lenders are up to 90% loan to value on new build homes, so availability is as good as I have seen it for some time and the quality of clients generally is really good.

“Private rents are increasing, with the average rent in the UK now standing at £1,285pm, meaning buying now and owning your own home with the mortgage options out there is a strong proposition.”

Current availability at Deva Green includes two, three and four-bedroom homes. Prices start from £249,995 for a two-bedroom semi-detached Croxley, which is an ideal option for first-time buyers.

Because our new homes at Deva Green are efficient to run, achieving a minimum Energy Performance Certificate rating of B, they’re eligible to be purchased with a green mortgage. These tend to offer more favourable terms.

Selected homes at Deva Green, including the Croxley, are available with the Own New Rate Reducer, with the chance to enjoy lower monthly repayments for the initial mortgage term.

Graeme Gibb, sales director for Anwyl Homes Cheshire and North Wales, explained: “The Own New Rate Reducer is exclusive to new homes. It’s a great solution for first-time buyers, families and downsizers alike. Through our partnership with Own New we’ll pay a contribution to your lender. This means they’ll offer a more competitive interest rate during the initial period of your mortgage and you’ll enjoy lower monthly repayments.”

Along with new homes, we’re creating green space for residents to enjoy and habitats for wildlife, including ponds and new areas of planting.

The homes at Deva Green are being built in a great location if you want to be close to excellent local amenities. The Greyhound Retail Park, which boasts three supermarkets, a gym, restaurants and cafes, and a wide variety of shops, is a short walk away.

Homeowners will also be within walking distance of Chester city centre, which they can reach via Sealand Road, taking in Chester Racecourse and River Dee en-route, or along the popular Millennium Greenway walking and cycle route.

Two show homes and a sales office are open daily from 10 am to 5.30 pm.
