# Unlock a chain-free move to a new home in Greater Manchester

The average home in Manchester takes more than 15 weeks to sell, but homeowners could unlock a quick move with help from us.
Ahead of New Homes Week (Feb 2-8) we’re highlighting how the offer of part exchange, available on selected properties at [Whittle Brook Park](https://www.anwylhomes.co.uk/our-developments/whittle-brook-park/) in Heywood, could save sellers time and money.
The scheme allows customers to sell their existing property directly to us, freeing them up to buy a new home on the development. This means there are no property chains, estate agent fees or uncertainty as we become the guaranteed cash buyer.
Area sales manager Imogen Suffell said: “One of the biggest barriers to moving is having a house to sell. Many people want to move but don’t know whether to find a new home they love first or sell their existing property, which can be a drawn-out process especially if there are long chains involved. Then there’s all the admin to deal with and agents’ fees to pay.
“Research from Rightmove suggests February or March are the best times to list a property for sale, but it could still be months before sellers are in a position to buy a new home that better suits their needs. Data from [home.co.uk](https://home.co.uk/)suggests the average selling time in Manchester is 109 days, with some properties taking even longer.
“What people may not realise is that if they want to buy a new home, we may be able to offer part exchange to simplify and speed up the process. We buy the customer’s property so they can buy a brand new home. With homes at Whittle Brook Park proving popular, it gives buyers confidence that they won’t miss out while they try to sell a property they’ve outgrown.”
We will arrange and pay for at least two independent market valuations and a RICS valuation, before agreeing a fair purchase price for the customer’s home. Once agreed, buyers can reserve their chosen new home and move as soon as it’s ready.
Current availability at Whittle Brook Park includes a choice of three and four-bedroom homes, priced from £308,995.
Part exchange is available on selected four-bedroom detached properties including the Rufford, priced at £467,995, the Newburgh, at £483,995, and the Tatham, priced from £505,995.
They’re all designed to be energy efficient, with features including [air source heat pumps](https://youtu.be/WD8tboHzVHs?si=9NTYdN0MVn2btYIn) and solar panels, plus electric vehicle charging points.
Whittle Brook Park is part of the wider West Hopwood scheme, which will eventually feature employment space, a local centre, new primary school, extensive public open space and sports pitches.
The show homes, open 10am to 5.30pm Tuesday to Sunday and from noon to 5.30pm on Mondays.
