Stamp Duty changes may be on PM's agenda – but we could remove the burden now

With speculation mounting over the future of Stamp Duty, house hunters in Congleton don't need to wait for government action to make a saving.

Following reports that new Prime Minister Andy Burnham could look at reforms to the property tax system, we’ve announced we’ll cover the cost of stamp duty on selected new homes at our Elmy Fields development.

The incentive means buyers could save thousands of pounds when purchasing a new home at the venture, off Wolstenholme Elmy Way, providing certainty at a time when the future of Stamp Duty remains the subject of political debate.

The offer comes as interest continues to grow in Elmy Fields, which will eventually feature 120 energy-efficient homes in the Cheshire market town.

Graeme Gibb, sales director for Anwyl Homes Cheshire and North Wales, said: "There's been plenty of discussion about whether Stamp Duty could change in the future, but for many buyers the priority is finding a home they love and making the numbers work today.

"That's why we're helping customers by paying the Stamp Duty on selected homes at Elmy Fields. It removes a significant upfront cost and could make moving sooner more achievable.”

Prospective purchasers can visit the development and explore our Birkdale and Cartmel show homes, which showcase our signature blend of traditional architecture and contemporary interiors. Designed with modern lifestyles in mind, the homes feature a high specification and flexible living spaces.

Set across 13 acres, Elmy Fields will include natural landscaping and footpaths alongside four acres of public open space, including a children's play area. The homes enjoy a convenient location close to Congleton town centre and benefit from excellent connectivity via the Congleton Link Road.

Current prices at Elmy Fields start from £279,995 for a two-bedroom semi-detached home and range up to £489,995 for the largest four-bedroom detached.
