Homeowners discover a faster, smarter way to move home in Warrington

Dozens of homeowners eager to move to a new home in Warrington attended an event showcasing practical ways to speed up selling and buying while cutting costs.

We hosted the movers’ event at Eagles Green, with support from local agents and independent financial advisors, who were on hand to share their expertise.

It was a chance for those planning their next move on the property ladder to learn about the help available from us.

Sales director Matthew Gould explained: “Around 60 people attended our movers’ event. This signals a demand for new homes in Warrington among people with a house to sell. We’re now working with those people to explore their options and whether our Move Simple scheme or Part Exchange would be better suited to their circumstances. 

“Part exchange is the speediest solution for those moving to a bigger property at a higher price point than the one they’re selling as they effectively have a guaranteed cash buyer for the home they’re moving from. Move Simple isn’t linked to the value of either home and so is well suited to side steppers or downsizers. We instruct an agent to sell the customer’s home, manage their activity and contribute to their fees. In either of these scenarios homeowners could find they’re able to move into their new home in a matter of weeks and they’ll save thousands of pounds.”

Across Eagles Green, we’re building a good choice of two to five-bedroom homes. Open market prices range from £364,995 for a three-bedroom semi-detached Penketh up to £674,995 for a five-bedroom detached Walton.

Sellers could find that using part exchange they effectively receive an offer that equals or even exceeds the price they’re asking for on the open market, once new build incentives and savings on moving costs are factored in.

“With a combination of part exchange, a deposit contribution from Anwyl and savings on estate agent’s fees, homeowners may find they effectively have an offer above the asking price for the house they’re selling to facilitate their dream move,” Matthew added.

“There’s no need to manage viewings by potential purchasers or to navigate price negotiations, delays caused by chains or disappointment from losing a buyer. They could even have the whole thing wrapped up in and move into their new home in as little as six weeks, subject to the build programme.”

Homes at Eagles Green benefit from a high specification as standard and are among the most energy efficient available thanks to a combination of heat pumps, electric vehicle chargers and optional solar panels.

The development is part of a wider new neighbourhood including a two-form entry primary school, 35-acre country park and a commercial hub.
